From an apartment description to a PDF estimate
Describe the job
Floor area, a turnkey package, buyer changes or an inspection. From the description, AI fills in the package, the construction stage, the m² of partition walls and the number of sockets, plumbing points and radiators.

The package per m², each change as a separate item priced before plastering with a surcharge for chasing after plastering, the review of the request and revised designs by trade.

You describe the job, AI sets up the project
Enter what needs doing: the apartment’s floor area, the package or a list of buyer changes. AI sets the package, the construction stage and the number of points, and you see the labor amounts straight away.

Labor with working time
Each labor category has an amount and the number of crew workdays, and you decide whether the client sees the time. Packages, changes, fees and the inspection are in separate categories. Items you repeat can be saved in your own library (in PRO for companies) and added to your next project.

Choose what goes into the estimate and which details to show: items, completion time, price notes. The PDF goes out with your company's details.
Sharing and export
Access for a chosen person: read, edit or admin. The public read-only link is in PRO for companies. Export to PDF and XLS, and a company account can also upload its own price list from an .xlsx file.

What the calculator gives a fit-out company working with developers
Net starting prices and 8% VAT, as in developers’ price lists—confirm the rate with your accountant; you change the rate and every price.
Three turnkey packages
Basic, standard and premium per m² of the apartment, with materials, without the kitchen and appliances. AI picks the package from the description (e.g. tiles up to 60×60 or up to 60×120, parquet). With no package in the description, the template prices standard. Package prices come from 2024–25 price lists and are indicative.
Small apartment surcharge
With a package for an apartment of 30–45 m² or under 30 m², the template adds a surcharge per m², as in a fit-out company’s catalog.
Buyer changes item by item
Removing and building partition walls per m², moved doorways, sockets, light outlets, TV/LAN points, circuits and 400 V outlets, plumbing points, radiators and underfloor heating thermostats. Changes alone or an inspection alone are priced without a package.
Before plastering or after
Changes requested before plastering and screeding are priced at the base rate. After plastering, the template adds a chasing surcharge: on new electrical points, on plumbing points and radiators, and per m² of a wall being removed.
Review and revised designs
A review of the request when there are changes, a revised architectural design when walls change (in three floor-area bands), and revised electrical, plumbing and heating designs when the changes touch that trade. The client sees what a change costs before signing the request.
Handover inspection and thermal imaging
A flat fee in three floor-area bands: up to 60 m², 60–100 m² and over 100 m², thermal imaging separately. Off by default: priced when the description mentions it or when you switch it on.

The client writes about a turnkey fit-out to a mid standard. The template works out the standard package with materials for 50 m².
38 m² studio, basic package
A small floor area: the template works out the basic package for 38 m² and the surcharge for 30–45 m².
Buyer changes in a 60 m² apartment before plastering
Removing an 8 m² partition wall, 3 sockets, a light outlet, moving 2 plumbing points and a radiator. The template works out the items, the review of the request and the revised architectural, electrical, plumbing and heating designs. The same changes after plastering get chasing surcharges.

Contract and estimate with the project data
Open the document generator from the project menu. Client, address, scope and amounts are already in. Send the contract to the client to sign online, and after the job prepare an acceptance report, plus an addendum when the scope changes.

Below the contract in the generator, choose a work acceptance report or a contract addendum. The parties, address and contract date carry over on their own, and the client signs the report on the screen.

A product from a shop straight into the estimate
The Chrome extension takes what the shop gives—usually the name, photo and price—from the shop page into the project and room you choose. Whatever the shop does not give, you select on the page and say what it is—a name, a price, a dimension, a color, a finish, a material, a catalog number, the manufacturer or the supplier. In October 2026 we checked it on 24 Polish online shops; it is not limited to selected partners.

Questions about pricing a developer apartment finish
Which finishing package does the template price when the client has not chosen one?
Standard. The template has three packages per m²: basic, standard and premium. When the description only mentions layout changes or a handover inspection, the quote goes without a package. You change the package in the template questions.
Does a small apartment cost the same per m²?
No. With a package, apartments of 30–45 m² and under 30 m² get a small-area surcharge, because part of the work does not shrink with the floor area.
What does the construction stage change for layout changes?
Changes before plastering and screed are priced without chasing. After plastering the template adds chasing and repairs. You set the stage in the template questions.
Can a technical handover inspection be added to the quote?
Yes. The handover inspection and a thermal camera check are separate items you switch on in the template questions or through the description.
What VAT rate does an apartment finish have?
The template uses 8%, as for work in a residential unit. You change the rate in the project; if in doubt, check it with your accountant.
